Illustration of a first home purchase

1. Get your finances in order

Before you look at a single listing, take stock of your savings, credit, and monthly debt obligations. Lenders will look at all three, so it pays to know where you stand first — and to fix anything that needs fixing.

2. Get pre-approved

A pre-approval tells you the price range you can realistically shop in and locks in a rate for up to 120 days while you search. It also signals to sellers that you're a serious, qualified buyer.

3. Explore first-time buyer programs

Nova Scotia's Down Payment Assistance Program, the federal Home Buyers' Plan, and HST rebates on new construction can all reduce the cash you need up front. Ask which apply to your situation.

4. Shop with a real budget in mind

Work with your realtor to find homes within your pre-approved range, factoring in closing costs like legal fees, inspection, and deed transfer tax — not just the purchase price.

5. Make an offer and firm up financing

Once your offer is accepted, I submit your complete file to the lender that fits your situation best, and we work through any conditions together.

6. Closing day

Your lawyer finalizes the paperwork, funds are transferred, and you get the keys to your first home.

Every situation is a little different — the fastest way to find your specific path is a short conversation.
